Bob Berry called the meeting to order at 5:30 pm and welcomed new members Margaret Thurman, Philippa and Steve Atterbury.
Bob Berry asked if everyone reviewed the minutes from last year and if anyone had anything to discuss. With no further discussion we moved on to the Treasurer's report.
Rick stated the current balance was $7,711.51 as of October 31st, 2011. At last years meeting the question was raised whether we should file taxes on our treasury. Rick explained it was not necessary to file income tax in 2010 because the bank did not generate an interest report to the IRS. Bob Berry added that annual dues are tax exempt, as the only potential income is 32 cents a month. Until we build up the treasury, there is no need to file a return. The annual cost remains at $20 per year. Dues have been collected from Rick and Nancy, Margaret, Bob Martin, Donna and Bob Berry. Dues are to be provided to Rick within two weeks of the meeting.
Bob Berry stated that the only common property we would have maintenance on is the street islands. He confirmed that we agreed to let them go natural several years ago. There was no opposition. LoRee requested a copy of the Bylaws and CC&R's since she missed the meeting when they were amended. Copies were provided by Bob Berry.
Donna suggested we purchase a recorder for Nancy to record the minutes, thus freeing up her typing time so that she could participate in the meeting. Donna made a motion and Bob Berry seconded it.
Rick suggested we mention who the committee members are for the benefit of new members. Since Phillip McKee is no longer a resident, we needed an additional person for the Architectural Committee. Margaret volunteered. The vote was unanimous. Steve asked what the Architectural Committee looks at. Nancy explained the specifics are in the CC&R's, but generally involves permanent structures, such as fencing requirements. Bob Berry and Nancy discussed the choice of paint color for the outside of our homes falls under city requirements, which need to blend in with the environment.
Many thanks go to Donna and Bob for graciously hosting the annual meeting and providing the main course, as well as to all the homeowners for providing such delicious sides and desserts. The evening had everyone engaged in good conversation well into the night, with the added bonus of having Eleanor Hamilton, the Sheffields and McKees join us after our meeting. Looking forward to another peaceful year on this beautiful hill we get to call home.
Respectfully submitted,
